The field matured significantly with Sherwin Rosen's 1974 paper, "Hedonic Prices and Implicit Markets," which provided a formal framework. Rosen proposed that the price of a good reflects the value of its individual attributes—a perfect match for real estate, where no two properties are exactly alike.
